In January, I'll move the building from my advisory entity, JNO Services, to the real estate business, JNO Properties. Current First Command advisors will pay rent to JNO properties instead of paying rent to an outside agency like we have been doing. Since it's an LLP, I have the ability to sell slices of ownership to current BHM advisors who are interested in commercial RE ownership. This may happen in 2025, but has not happened yet. For the near future, this investment is not cash flowing. The monthly mortgage is ~$10,000, and I'm only billing $6,500 to the advisors for now. As we add more advisors, the building will cash flow, but I'm making no profit off the building as of now. It has grown to an S-Corp, all my admin employees are employees of JNO Services. I run payroll through this entity.
